Setting GRADLE_USER_HOME per workspace breaks using gradle.properties from user's home

Setting GRADLE_USER_HOME to a directory inside workspace doesn't allow to read values from gradle.properties (like a password for Sonar).

I understand that GRADLE_USER_HOME in a workspace is a good idea, but there could be also a way to read values from user's gradle.properties file (but no clue how to force Gradle to do this - as a workaround some hacks in Jenkins are required).
